Are boutique estate agents better than large chains for selling a London property?
I'm planning to sell a property in London and I'm trying to decide whether to use a boutique independent estate agent or one of the larger national brands.
From your experience:
- Did you get better communication from a smaller agency?
- Were the fees negotiable?
- Did they achieve a better sale price or simply provide better service?
- How important is local market knowledge compared with a well-known brand?
- Is it worth choosing an agent that specialises in areas like Fulham, Chelsea or Knightsbridge?
I've been comparing different agencies and noticed that some independent firms focus heavily on personalised service and local expertise, while the larger companies seem to have bigger marketing budgets.
I'd really appreciate hearing from anyone who has bought or sold in London recently. What made you choose your estate agent, and would you use them again?

Have not sold property in London recently but a number in the past through a mixture of local and national chains.
I would only use a boutique agency if the property warranted it.
Otherwise the service from the agents in your local high street is likely to be very similar due to local competition.
Do your research on three by looking at whose selling similar properties are photos professional and whether descriptions are generic or point out individual features?. How long you ar tied in and whether negotiable on percentages?
Before inviting them n ensure property is looking its best in terms of being viewer ready as first impressions count.

How would anyone know if they achieved a better sales price? Would be hard to judge if another agent would have done better or worse if you didnt instruct them.
What sort of property/value are you talking about, given the areas you mention?
Ignoring online only there arent many nation wide estate agents, even the largest like Countrywide is really a network of owned local estate agents so the majority of time you will be dealing with the local office and the company behind is just doing certain back office functions at scale for cost efficiency. It's not like when someone asks for a viewing they are going to send down an agent from Doritwich to show them around a Knightsbridge apartment.
Better is often hard to pin down, a big company its often easier to get someone on the phone but it may not be the agent you are dealing with… would you rather have someone answer the phone who has to interpret the notes on the system on the first time of seeing it or have a call go to voicemail because the small local office only has a handful of staff and they are all busy?
I also note that you are looking for the typical conflict of wanting a great great service but a budget price… things get cheaper by increasing the load on staff etc which makes it harder to contact them etc. Champagne lifestyle on a lemonade budget is rarely truly achievable.
We used a local agent, though they were bought out in 2024 (just before), but it was because we are friends with the branch manager so were able to get mates rates.
