Is a non self contained annex eligable for rent a room relief

Afternoon all.
We are currently converting our garage (with the relevant planning permission) for my father to live in.  This is in our garden but completely seperate to the house. He has alzheimers and needs constant care, but is not yet at the point of needing a care home.  We have done this totally at our own cost but will need to charge my father a small rent, which will not be anywhere near what he is currently paying to rent privately.  Because of his condition there will be no cooking facilities available but there will be a bathroom.  Does anyone know if this will be covered in the rent a room scheme as its not self contained?

    I don't know about the rent-a-room scheme but wanted to say I am very sorry about your Dad.

    If the only access to that part of the house is through the house/garden of the house then yes it's covered, because your father is essentially a lodger, he needs access to the house for cooking facilities ( I know he actually won't, you will feed him, but legally that's the situation), he only has an en-suite bedroom/ living room and doesn't have his own dedicated entrance

    The R-a-R scheme has a max tax free limit of £7,500 pa so you should be well within that
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    presumably the OP or someone else close to dad has POA?  Or if his Alzheimers is not too advanced mentally this could still be granted.

    Thank you. It is a stand alone building within the garden but you're right, no dedicated private access from the road.

    THank you, we do have joint POA for him along with another family member.  He is currently in a position where he is aware of and very happy with the upcoming situation.  Only intended to charge a nominal rent to help cover costs, but it would make life easier if we could manage for it not to be taxed as the build costs to date are very high.

    Very wise not to allow your Dad a  kitchen.  My friend's sister has alzeimers and is in an 'assisted living' flat - kitchen, lounge, bathroom and bedroom.  She has had FIVE microwave fires.  I was appalled when my friend told me, surely the carers should have removed it after fire two.

    As I said in a previous post you can charge up to £7,500 rent per annum and not be taxed on it

    It has its own front door from the garden, he doesn't need to come via our house to get in
