Chimney issues

I’m getting the house ready to sell. It’s actually a crate house in a great location but unfortunately I need an extra bedroom which was always the case but now the stars have aligned and I can afford it.
So, There was a budlia tree growing out of the side of the chimney on my side which has fallen off. A big chunk of brick came with it, which luckily we were not home for the event.

However I’ve had a build around who says the whole chimney needs to come down. He says the brickwork on both houses. Mine and the neighbours is shocking and hazard.
I’ve been quoted quite a reasonable price to get it done. And the neighbours share would be 800
However, she works very little and literally literally just lives to escape the country and go on lovely holidays which is great. I’m very jealous.

So it’s not that she doesn’t have money she just doesn’t want to spend it on the house which I completely understand.
How would you approach this?
I’m considering getting the Council round to have a look at it before taking the facts to her rather than just my Bullders quote.
My Roof needs some attention, but the builders are pretty reluctant to do it when there’s a possibility of a chimney coming through it at any point

From the photo, the brickwork doesn't look that bad.2

Ask two other builders/roofers for quotes to repoint chimney as if nothing done it is likely to create a bigger issue on survey.0

Too be fair from what I can see your neighbours side only needs a bit of repointing where your side has major issues.
As your roof needs doing as well in places get some more quotes for both while you are paying for scaffold and add some of the cost to the asking price as being up to scratch and no further cost to the buyers.
The scaffold you'll need to go somewhat over neighbours roof. To atone get that bit pointed. Not much more.
It's going to be tough to get a good price for yours if you sell as it is.viral kindness .....kindness is contageous pass it on

Not much more....Getting work done on someone else's property is risky - what happens if the work isn't up to standard, or whilst working the builder discovers a bigger issue which the neighbour isn't willing to pay for.If the scaffolding has to go on the neighbour's property then there's no need to 'atone' for it. But it might be sensible to have another go at trying to persuade them to get their side done (for the £800) at the same time - they won't get the work done themselves for less as there is little doubt they would also need to have scaffolding. If they are simply unwilling to spend what they need to spend to keep their house in good order then the OP doesn't need to subsidise them.As with stuart45, I don't see a great deal wrong with the chimney from that photo. Where the brick has broken out there is somthing that looks like an iron/steel bracket (possibly from a TV aerial?) which I'd have removed as rusting of that may be behind the breakage/spalling of the brick. (or is that the remains of the buddleia tree?)

I’m not sure what it is. Could be anything sticking out to be fair.Spoke to another Roofer today who wants me to leave the chimney alone? It was a lot more trouble than it was worth to start poking about with itI don’t know what to do. I really don’t but the roof needs doing.0
