CGT and Adjusted Net Income for Tax Free Childcare

Hi everyone, hoping the Hive Mind is better than my googling!

I earn over £100,000, but contribute enough to pension via salary sacrifice to keep my Adjusted Net Income just under the £100,000 threshold to still be eligible for Tax Free Childcare.

I'm selling a buy to let (owned it for about 20 years), and will probably make over £150,000 after paying CGT.

Does the £150,000 profit from the sale of the buy to let mean I cannot use Tax Free Childcare scheme in the financial year of the sale? I don't know if it counts as income & would obviously push me over the adjusted net income £100,000 limit....
