Buying a bungalow and selling half of the garden

Hi all,
My partner has been offered the chance to buy her uncle's bungalow and is currently going through the financial side of things.

The bungalow itself is 2 bedrooms and pretty small inside but it has a large back garden which is around 0.5 hectares. It's a mess and backs onto a canal and an old car centre on the right.

If she was to buy the bungalow and then put the half of the garden by the car centre up for sale, would private residence relief apply? Her uncle has had planning permission for a house to be built on the land. Or would this be liable to income tax or capital gains as she's planning on selling the land as soon as the purchase of the bungalow goes through? Thanks
