while i am waiting for the ideal property to come up for sale as i am rather fussy and want a specific area and type of property.
i am looking to rent, furnished sounds better to me because i would only need to move clothes in and things like new bedsheets.
i would only be planning to rent for 1-2 years.
would this be sensible despite ruling out most of the properties available? it looks like about 20% are furnished 10% part furnished and the 70% unfurnished.

I'd go for everything you can, with 50+ prospective tenants for each property landlords can be rather fussy.

I think it will be another aspect to dither about and avoid making any decisions.4

For goodness sake don't put extra barriers in your way. Bed, fridge, washing machine, furniture basics don't cost the earth. And they'll all be useful if and when you do get your own property. Cross that bridge if and when it arrives, in the meantime cast your net as wide as you can0

House share is probably the likeliest option, with a bunch of others, share a kitchen and living room, maybe a bathroom, and have your own bedroom. Cheaper and you can save harder for the 'perfect' house. You won't have to buy furniture for that.

Depends how long you can see yourself staying there.
I started off unfurnished and bought everything I needed for a house and future life. I owned pretty much everything portable besides the oven.
However I then had to move from that rental, and then another due to the landlord wanting to sell the first, and then section 21'd from the second (landlord wanted it for family).
Each time, moving was a pain as I'd have to mess about finding a "suitable" rental to fit all my stuff (I have a nice big office desk as work from home), and often landlords wanted to leave fridges behind etc even in unfurnished properties.
In my current one, my fridge doesn't even fit in the designated "cubby", so I've had to plonk it in an annoying position in the kitchen. It's nice though that if I ever manage to buy from here, I'll have pretty much everything I need, but carting all this stuff between rentals was a tad annoying, especially as there's few properties out there and a lot have stupid configurations.
Also if you get section 21'd, it's a lot easier to just pack up a suitcase and find somewhere else, than it is to pack a whole house worth of things, and then find room for it in a new place.1 -
