One year’s accounts

Hi,
I’m self employed and have been for 7 years, however the year before last I was on maternity and earned hardly anything.
Could anyone advise on a lender that would take just one year’s accounts? Or an average missing out the maternity year?
I can’t use a broker as am only looking to borrow around £50k and this is too low for them to bother with apparently.

I am sure there are brokers out there. They might want to charge a fee to earn a wage though.
It can probably be done at normal rates, but you might need a broker to try and work an exception together. Otherwise there are some little building societies who will do it as standard but their rates might be a little higher... I suppose on £50k the rate is not too much of an issue though as its unlikely to make much of a difference to the repayments.
