Quickest way to arrange BTL mortgage to buy parents' house

My parents are hoping to buy a house that needs a lot of work and has a lot of interested parties. Their own mortgage is paid and we've decided to buy their house as a buy-to-let investment, partly as it will save them time from marketing and selling their house to be in the best possible position to 'win' the house.

What's the quickest way to buy when no agents are involved - do I just find a solicitor? We'll be buying at market value so should be fairly straightforward (hopefully!).

    Why don’t they get a let to buy mortgage? That way they won’t have any selling costs or a need for searches etc. Alternatively they could get a mortgage on the new place?

    They're both retired in their late 60's so I don't imagine a mortgage is an option...
