Probate property - LIMITED TITLE GUARANTEE?

I am buying the probate property and deceased person sons are executor and they don't have much knowledge on property info.
Final purchase draft mentioned i.e LIMITED TITLE GUARANTEE. is there any risk buy this property or it's normal for probate properties? Kindly advise, if any pre-caution/ extra checks need to take care ?

Is the property known to the Land Registry ?I think a limited title can mean that the seller doesn't have / can't find the oroginal house deeds and it's never been put on the electronic Land Registry because it's not changed hands in a very long time.That means that there may theoretically be Rights of way. covenants etc in force that neither the seller nor the Land Registry are aware of....

When I sold my Mum’s house it was under a Limited Title.
I think it’s just an acknowledgement that the person selling may not be the Owner and therefore may not have specific knowledge of the property.0 -
Nothing to worry about. Properties being sold by executors who do not know the property well and/or do not live in the property are sold with limited title guarantee. It merely means that they will answer "I don't know" to many of the enquiries and may not have evidence/paperwork to provide. You will still be buying the property with full title guarantee.0

Tiglet2 is correct in what they say and it's clear from their other posts that they work in Conveyancing.
Yes this form is great for help, but there's far too many people giving out advice for stuff they don't know about.
