Build 5th bedroom or invest in 4th

Hi All,

Please can you help? I’m buying a large 4 bed property.

The 4th bed is a dormer with no heating and used as storage.

Any investment into the building I want to make sure I’m adding value to the house. 

Would investing in the 4th bedroom and
making it an en-suite with heating add more value than adding a 5th bedroom en-suite and leaving the 4th bedroom as storage?

Any advice appreciated

    How would you add a 5th bedroom? Another dormer?

    If the loft has a dormer and has the steels put in already, you will probably find converting the existing dormer room to a habitable bedroom is cheaper than say adding an extension to make a 5th bedroom.

    Thanks, the 4th is a bolt on added to the side of the roof in dormer style, steels are in already but badly designed. I expect I’d need to remove steels and add new ones or build up as brick with a new extended roof to create more space. The 5th would be a brick extension to rear.

    Get some quotes but an extension to provide a bedroom with en suite is likely to cost far more than reworking an existing loft room.

    How do you mean badly designed for the steels?

    Generally they are all done the same way so not sure how it would have passed building control checks if they were done badly.
