Will a mortgage advisor tell me my chances?

I genuinely don’t completely understand my chances of getting a mortgage right now.
What will a mortgage advisor do when I see them?
Will they look at my credit files and give me a judgement to whether they think I’ll be able to get the mortgage I want?

A mortgage adviser will make an appointment with you in which you will be discussing your income and all financial matters you have provided them with.
After that point they will then carry out their research which looks at all lenders and their products.
You'll have another appointment where you will discuss these findings and plan which you find most acceptable and appropriate and applications will be made to them.
That lender studies your financial background and either offers or declines you as a client - it is for that very reason why a credit file should show your ability to manage your financial affairs - a score is not seen by that lender, only your financial conduct is.

Yes. We normally have a 5-10 minute chat on the phone. From there we would be able to say what your options will likely be or if you do not have any, what you need to do in order to get one. We are never 100% right, but I would like to think we are 99%.
If a broker is saying they can not help you, get a second opinion. Some brokers say you can not get a mortgage if they dont want to do it (my view is that I would rather say it cant be done, but it is not for me), other brokers may genuinely think you can not get a mortgage but another broker may have more experience in your situation so always get a second opinion.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
