    Went to the EA office.  All closed up.

    Messaged the EA on Facebook . No reply
    Called.. no answer.
    Emailed. No reply.

    In the end had to call an electrician myself

    Power is restored. But he has had alter the wiring temporarily as there is a failed cable somewhere buried. 
    So this will need investigating and rewiring.

    Until then, we have power to all but a few sockets..

    Not a good start for moving though is it..
  • I know you've got it sorted for now, but double check the EA website and scroll to the bottom to see if there's any mention of an emergency number. That's how I found it a few years ago, mine only dealt with lettings and not sales too.

    There wasn't anything written in the paperwork I was given when starting the tenancy.
    Mortgage started 2020, aiming to clear 31/12/2029.

    The EICR which tells you the electrics are safe ?
    Gas Safe Certificate to tell you the Gas boiler, gas hob and gas fire all all safe ? ( If fitted )

    If not supplied make sure you ask the Letting agents on Monday to email them to you 

    And you should have been supplied with these before the tenancy started.

    I hope you will be sending the electricians invoice to the letting agents and not pay it yourself.

    Dear LTNRW - my sincerest sympathies for your predicament (mods- please note).
    Did you happen by any chance to be given an EICR as part of your tenancy hand-over documentation? I imagine you'll be pleased to know that this is a legal requirement, so if you were not given one the Landlord is in breach of the law. Good news yes?
    This should have highlighted any problems with the electrical supply so, 'Yay!' if you did not get one!
    Oh, and (warm hug if you're cold) I'd have thought the boiler was on a different circuit to the downstairs ;ights and downstairs sockets, so that might be good news for you! Hope so!

    Is there any particular reason why it would be? It uses minimal power so no need for its own circuit - in which I'd expect it just to be wired into the nearest ring main.

    Ah - maybe I'm wrong, but mine is on a separate circuit (as is my immerson) so I thought that was standard.

  • I'm sure they will soon be in touch when you don't pay rent. If landlord details aren't on contract halt any payments and put money aside for now 
    An answer isn't spam just because you don't like it......

    Because you wouldn't want a faulty lamp for example to take out your heating.

    I wouldn't want it to take out my freezer either, but I'm pretty sure they're all on the same circuit. Is this a regulatory requirement of some sort or just a good idea?
