Buy our forever house or buy a flat to rent out, advice please?

Hello All
I would be grateful for advice.
We are currently living with my mum in her social housing house as she has dementia and is 95 years old.
My husband has a flat which we are renting out. Unfortunately, I do not own property, so I do not have much knowledge of buying and the pros and cons.
We are thinking of either buying another flat to let out or buying our forever home. I am 57 and my husband is 61. I do have a substantial amount of savings that I can put toward buying a home.
Could any experts assist us in pointing out the pros and cons for either buying another flat to rent out or going for our forever home now?
All help is greatly appreciated.

Go for the forever home. Being a LL is stressful especially pre retirement age. Enjoy what you have saved up for.3

Sorry to be brutal, but will you be allowed to stay in your Mum's house when she passes away? If the answer is no, you need your forever house asap.2

all you need is something to feel secure in. A house is just a house so it doesn't matter what you buy, you just need to feel it's done with and then get on with living your best lives x2
