Offer 1 - person has offer accepted on their house from a FTB. Survey been done. Has mortgage confirmed, they have offered £30k over our asking price
Offer 2 - £8k higher than offer 1 but person doesnt even have their house on the market yet. Only has mortgage in principle. Their house in same area (as the ours)

We're not in a chain and dont 'need' the money for anything specific at the moment. Sale of our house is being split with family member so 50/50

  • How come Buyer 1 has already done their survey? People don't normally do a survey until after their offer is accepted.

If you have already accepted Buyer 1's offer in principle, it would be unethical to gazump them now, given that they have incurred the cost of having a survey done.

Sorry, probably wasnt clear. I meant the survey has been done on the house they are selling so their sale (to the FTB) is in quite advanced stages

Buyer 2 isn't ready to buy. Go with buyer 1.
  • You can offer whatever you want if you don't have your house sold, never mind on the market.
  • Thanks guys - we were 99% sure on offer 1 anyway but nice to get some outside input
