Hi, I put a offer in for my first house on 27/07/21 which was accepted. So got my mortgage broker to apply for my mortgage and instructed a solicitor to do my conveyancing.
Mortgage offer came back fine(07/09/21), solicitor came back 2 weeks later saying me and the seller are both using them so I’d have to find another solicitor(13/08/21).
Instructed another solicitor to do the conveyancing the same day, they said that would be fine. Then it came about that the sellers solicitor wasn’t sending the draft package to my solicitor and dragging there heels. That arrived sometime between 24th and 29th of September. To which they said they will start the searches, I have just asked for an update and they say it’s estimated searches will be back for the 2nd Nov.
I also paid extra to have the searches sent electronically as the solicitor said the council computers are down so the search provider cannot go in and get them in person.

How long does the process take after searches? as my mortgage offer is only valid til the 7th of January and I don’t really want to end up re applying with the threat of rates going up!
Everything just seems to be taking forever.

Things are very slow with the whole conveyancing process in many parts of the country.
You need to make it clear to the estate agents, your solicitors and the seller/plus solicitors when you expect to exchange/complete.
Ask for dates now0 -
My searches only took a few weeks, but the whole process took over 5 months mainly because the seller's solicitor was ridiculously slow.0
