Lease term

Hi All
      I hope you are all doing well.
I have downloaded the LandRegistry register document and something is not right with the Lease time stated by the landlord and what's in the RICS survey - they say 84 years.

Based on register document what I calculated it is 106-107 years not 84.
125 years from 2003.
Where can I double check this? Is it possible there is an error in the LandRegistry?

    The lease itself will give you the definitive answer.

    You could ask the landlord (or the tenant/leaseholder) to give you a copy of the first page of the lease.

    I think it's more likely to be the landlord that has made a mistake, rather than Land Registry.

    Did you definitely find the right title? For example, it's not the title for a head lease. 


    The RICS surveyor won't have done any checks on the lease length - they are essentially saying "I've been told that the lease length is 84 years (typically by the person who instructed me), so I've assumed that's correct."

    That doesn't look like the lease. That looks more like Title Register extract downloaded from the Land Registry website. (The lease might be 20 to 50 pages long)

    But thinking about it, the original lease might have been extended anyway - so the lease might have been changed.


    Looking at your previous thread, I see you are renting the flat. You could send your landlord the register extract you've got and ask them to re-check the lease length.

    yes, that's correct this is a title register document from Land Registry. I haven't seen the lease document.

    ok, after following your instructions I have got a copy of the lease from Land Registry. It says the same: 125 years from 2003 which is 106 years left on the lease so the landlord is mistaken.
