Help To Buy ISA Bonus

Good afternoon,

Could anyone help me understand the Help To Buy ISA bonus better using the following figures?

The purchase price is 238000.
For exchange deposit, I will hand over 10% - 23800 - at this stage I wouldn’t have the maximum bonus.

However my mortgage deposit is 26500 as I am paying over home report - at this stage I will have the maximum bonus.

I know the exchange and mortgage deposit can be from the same funds but where does the bonus actually go when I am transferring funds?
