    Got to admit having walked under some crackling 132kv overhead cables yesterday I wouldn't choose to live within 6 feet of them!

    32kv and 11kv cables are everywhere and unavoidable so probably makes negligible difference having them under one's house.

    With regards to my situation with indemnity cover, from the outset it does appear to cover everything you'd need.... Legal costs, demolition and rebuild costs, loss of property value if part demolished and some other associated costs. But then there's the small print stating no claim will be accepted without prior written consent from the underwriter!

    I wouldn't say it would devalue the house as no house is valued on whether you can build an extension unless there is PP in place with plans etc. It devalues your value of the house.

    Sounds like you have made up your mind to back out of the sale, if it doesn't sit right then that is the right decision.  
  • Little good news update. I went on lsbud co uk for more info. All clear except UKPN. Contacted them asking to clarify what's running through the property. Turns out the cable running through the garden is only a LV 415v. Would still need diverting away from footings as expected but at least it's not a big boy!
