    Gifting the money is also a possibility but then that would have implications should we break up, but I am unsure of issues around money laundering for example and buying a home.
    Unless you're actually laundering money then that isn't really an issue! The usual restrictions around gifting are where there's a mortgage lender involved, but that isn't an issue here, so she's free to give you as much cash as she likes, and it doesn't matter that it isn't truly a no-strings-attached gift (whereas a lender would have concerns about the gifter living in the property).

    I suspect the main concern is whether she's actually becoming a beneficial owner (even if she's not on the deeds), in which case she's still treated as being an owner for SDLT purposes. I suspect she may be, if you're going to be agreeing that in the event of a split, the house is actually partly hers.
