Is 1 month for vendors solicitors to not respond too long?

    Yup searches are done and valuation is booked for next week. Had to apply for 2nd mortgage as valuation by Legal and general and Barclays ended up being dead end as they under valued by 55k and did not let me dispute it.

    @WorriedKirkels The vendor is a investor so no chain for sure. The queries were mainly around the land registry title plans and missing Property Information form, Fittings & Contents form and Leasehold Information form; 
    Under valued or over priced? I would suggest if 2 lenders have considered it worth significantly less then someone's appraisal is wrong.

    What's you plan if next week's valuation provides another realistic £55k under offered price?
    Its deffo not over priced by that much. The agent has recently sold properties in the area which are similar between 10k under asking and even 20k over asking. If it was 20k less then asking then I would say fair maybe they over priced it. I have compared sold prices. 

    If the 2nd one is under-valued by a lot then I will either ask for seller to reduce price to match it or I walk away but I doubt it will be under valued by that much again as 55k is alot and I have seen a lot of negative reviews of people getting under valuations from the company and then going for second and getting more realistic valuations.

    @warby68 yeah there is no progress they keep saying they keep chasing management agent but getting no response as its a new management company that formed when the development was completed last year! 
    I chase every week haha this weeks update is they found phone number to call them to ask them to send the pack asap.
    I get that once they have the pack there will be queries etc but getting the pack should not be this much effort really. 
    Correction, providing the pack should not be this much effort.

    The solicitor/vendor have done their bit by applying for the management pack.

    The solicitor could spend all day everyday chasing it but if the management agent isn't in a rush to provide it, that's on them, not the solicitor.

    Thats if the pack has been requested from the correct place. As I am not even sure if it has been and I not been getting straight answer from EA to say if they still trying to contact the correct people to ask for it or if they have already requested it and vendor has made payment but we still waiting.
