Side extension help!

Hi all,
Hoping for a bit of clarification/understanding. We are looking to have a side extension (architect coming next week to draw up some plans). We want to try and do the extension without having to apply for planning permission. Having done some research it seems the info is slightly conflicting with regards to a rear or side extension. It seems you can have more with a rear extension, than a side extension.
Am I right in thinking that for a side extension you can only go out 3 metres? Or can this be more with the neighbour consultation scheme, if no objections? Has anyone had any experience with this?
Also, our front door sits back from the rest of the property, so we would like to bring this forward with the rest of the house- my understanding is any front of the house extension needs planning permission? (Might be worth mentioning we are on a cul de sac, at the very end so we don't overlook a road etc).

A side extension can be half the width of the original house under permitted development. There isn't an 'x' metre rule for side extensions.Are you looking at the Planning Portal? The rules are all there on the official government website, and they're in as clear English as you can get so I wouldn't particularly be looking anywhere else.You can build a small porch under PD.Do you have pictures/floorplans?Everything that is supposed to be in heaven is already here on earth.

Why the desire to avoid the need for planning permission?
It is sensible to get a certificate of lawful development to basically get the Local Authority to validate that your plans really do fall into permitted development. The alternative of just applying for planning will probably cost another £100, which is nothing in the grand scheme of things, and allows you to build what you want to build without the restriction of permitted development.1 -
If an architect is involved they should know the rules on PD so I would be inclined to wait until they have visited. Note I did say 'should know' as after watching a number of programmes on TV where architects have been involved in remodelling homes I do wonder.

I agree, an extra £100 will be nothing compared to the cost of building the extension. Unless you've got a builder lined up ready to go, the extra time it will take won't matter as you'll have to wait for good builder to become free.

This thread reminds me, I haven't had my dose of Jess Rose Parr this week (can't remember who on this forum recommended her vlog, but it helped me get through my build...and I'm nearly there
