Hi everyone
I hope you are all safe and well?
I hope you are all safe and well?
I’m a first time buyer and we started the process our first home (leasehold maisonette) on 22nd Feb. There is no chain so we was hoping the process would be quicker as no other parties were involved. Everything was moving very quickly in terms searches and signing the mortgage dead ect however we are now currently at a stand still as we can’t further the process until the management pack from our free holder clarion housing has been received. It was requested almost 6 weeks ago...is it normal to wait this long for it?

Six weeks is a long time to wait for a leasehold management pack. I work for a housing association and once we receive payment, we send the pack within 15 working days. Although we generally send the pack within 10 working days, even during the height of Coronavirus.
Go on their website and find their response times, then ask your Solicitor to chase them, quoting their response times.1 -
You should contact the seller (maybe via the estate agent) and ask them to contact Clarion to ask if they've received the request for the management pack, and if so, why it's taking so long, and when it's likely to be available.
The seller can probably phone Clarion (See... https://www.myclarionhousing.com/contact-us/homeowner-enquiries/leaseholder-enquiries ) and therefore may be able to get an answer quickly....
Whereas you solicitor might just send a reminder email to the seller's solicitor, then the seller's solicitor might send a reminder email to Clarion - which might be much slower.

It's not your freeholder, it's the vendors freeholder. Maybe the vendor hasn't paid for the pack (unlike other charges that can be paid on completion the management pack has to be paid for up front).
Get the agent to press the vendor. If they confirm they've paid get them to press the freeholder.1
