Question to ask EA

On another thread, other forum members said about asking question to EA before viewing.
We ask a question about bedroom size if it has built in wardrobes . This as we found when selling our house . Viewers said our bedrooms small compared to other they had viewed. This in same road as ours. So same original build.
This occurred when viewers looked at size given on description and when house viewed. Size of bedrooms on our house , did not include fitted wardrobes . So smaller bedroom .Compared to other in road with no fitted wardrobe. Other EA’s when checking on houses we asked about give wall to wall sometimes .
Do people ask actual size , wall to wall or if wall to fitted wardrobe ?

Bedrooms are usually measured from fitted wardrobes (not the wall) to the opposite wall. Unless of course it's just one wardrobe. Basically, if the wall is mainly lost to wardrobes, they should really measure from the wardrobe.
I've never asked an EA but then maybe I have a better idea about sizes and usually work room sizes out compared to adjacent rooms. If the width is the same as the bedroom behind it and one has fitted wardrobes, obviously they've not taken them into account.

There's often a square meter or square foot figure in the particulars and this should include wardrobes. Don't be too perturbed. It's normal for people viewing a property to mention a few things that they don't like. Some people feel that this puts them in a better negotiating position.
People usually take far more notice of what they see than the numbers in the particulars.0
