Remortgaging primarily domestic property with land and holiday cottages

We're in a "computer says no" situation, meaning that no high street lender will touch us for a mortgage...
We live on a non-working farm of 27 acres, with two holiday cottages on site. We do currently have a standard domestic mortgage with TSB, but that was before the cottages were converted and before they changed their policy on max amount of land. So we can't borrow more (what we want to do) or change our product with TSB, nor can we split the title - both for planning reasons and because from TSB's point of view that would be akin to remortgaging. We're also not enough of a "business" to qualify for any sort of business lending, and AMC (farm lending) don't refinance domestic debt. I have looked into second mortgages and specialist lending, but either was rejected for the same reasons as above, or would have faced huge fees (well into five figures - against relatively modest borrowing).
On the positive side, we have made good progress with Handelsbanken, and I think there is some hope of a remortgage with them. But I was wondering whether anyone had any other suggestions? Are there any other banks or lenders similar to Handelsbanken, who will take a look at the bigger picture and not get worried about "commercial" things happening on site, or about land? On the face of it, we're not in a bad situation - property valued recently at £1.25m, looking to borrow £200k against joint income of £60k after tax.
