'Things I Wish I Knew' New Build Edition

Hi all
Creating a thread where we can discuss things we wish we knew before purchasing new builds via shared ownership or the equity loan. It seems they are quite controversial its worked out well for some and terribly for others. I thought the thread would be useful to give others some tips and tricks or things to look out for. Feel free to drop in any other thoughts or anecdotes which might be helpful!
I'll start with a tip:
Tip: One thing I've noticed is if you buy the last remaining you can negotiate in all of the show home furniture! If you are a FTB without all of your own stuff it's nice to move in somewhere fully furnished! Tables, chairs, beds etc. Some developers will give it all away to the last to buy.

Bathroom light switches are on the outside of the room, not funny when you have kids!!!3

If it’s not water leak related it will take months before your snags are fixed.2
