OP, I don't quite understand your approach to this. You've been given lots of good advice so far, but no-one can help you further until you obtain the key info that is missing. This is neither difficult nor expensive to do; most can be done online, possibly with the exception of the historic valuation required.
What is clear is that at some point you will be facing a CGT bill on the sale of the property, so wouldn't you be better off having a reasonable idea of how much that might be now, rather than kicking it into the long grass?No free lunch, and no free laptop
