Mortgage In Principle and Proof of Deposit to View a House?

Hi all,
It's pretty much as my title suggests. I have seen a house that I am interested in but the estate agent, who I have never dealt with before, is requesting to see a mortgage in principle and proof of a deposit before they will allow a viewing. Is this the new normal in these uncertain times? I am going to view another property with another agent this week and they don't seem to be doing to same thing? I don't really want to estate agent to know how much I can afford, not at this early stage. I can afford the house.

  • I never allow viewings  at anytime unless the viewer is proceed able so it maybe down to the owners who don't want time wasters ..this is especially more evident during covid and doing un necessary viewings both for the agent and homeowner

    How much you can afford doesn't affect how much you would offer for any particular property, anyway.

    Not unless you're planning on lying and saying "I can't afford to offer more", rather than simply "Nope, that's the maximum I'm willing to offer."
    I can afford the house.
    The EA are simply asking you to prove it to them, because they don't know that.
  • I’ve viewed houses over the past two weeks with three estate agents and none have asked for proof. We have a MIP and we have the deposit in savings but they haven’t asked for them yet. One asked in more detail our position.

    I didn't let anyone view ours who wasn't sold, or DIP and proof of deposit.  Far too many tyre kickers at the best of times and with covid I wanted basicall the person to have decided they are buying it and just coming to physically confirm that.

    Seems perfectly acceptable to me. I wish I had stipulated this when we were selling our house last year. Half of our viewers weren’t proceedable, such a waste of time and energy getting the house ready for viewings, taking time out etc. 

    Just give them the proof. Just because you can afford it, doesn’t mean that’s what you are obliged to offer. 
  • What are they asking you as proof of deposit? Bank statement? Stock portfolio statement?
