Commercial lease up for renewal.

Hi, my commercial lease is due for renewal 27th June 2020. I had been in touch with the landlord prior to lockdown to discuss whether or not I wanted to renew, which I did. I have the lease ready to sign but unsure as to whether or not to commit? Landlord has increased the rent by £500 per year also, which I originally agreed to, however with the uncertainty regarding everything at the moment, I am unsure what to do. Any help would be appreciated. Thank you!
