It looks like a nice house - easily moveinable , any chance that you could get the grass cut and garden titivated and a new photo taken? As it is it makes people wonder if anyone is actually looking after it?1

When we bought the property we had a normal mortgage, also we bought probably at the peak just before the crash, we were only married a little over a year. Then my ex-husband started borrowing without my knowledge, running up credit card debts etc. I sorted it out twice then I'd had enough and kicked him out. Because he couldn't afford his share of the repayment mortage we swapped to interest only and then I ended up buying him out. OP, if nothing comes of the three viewings, is there anyone who could give the garden a once-over/tidy for you? Also, if there is anyone who can pop in, I'd get shot of 'Princess Sophia' and the stickers on the wall in the other bedroom. Might be worth swapping out the novelty toilet seat too. I know it's little things but it could make all the difference between someone viewing or not. Will keep all crossed you find a buyer soon.

Thanks, I can ask my brother to sort the garden etc for me. Its a good idea @Feverdiva . We're getting into the height of house-buying season and I do think an empty house can start to look a bit frayed around the edges quite quickly. It wouldn't need much- just a bit of a tidy and revamp.

It's easy enough for people to say rent, but add it to further linking to the guides by G_M as its not that simple! We see enough threads by landlords getting it wrong and the cost involved.
My suggestion is maybe drop the asking price.

If its not flying off the shelf, Then im thinking its 10K over priced looking around at what else is for sale, The kitchen looks very dated, new doors and counter could make it look more modern but may not increase the value much.
