Dividing a bedroom to get additional bedroom

Hi,
We have a 1 bedroom Victorian conversion.
The 1 bedroom is large, and we need a second bedroom.
We decided to move the bathroom in order to get a second bedroom in.
The only thing is the second bedroom will be a box room and quite small.
When we come to sell the flat, will we be able to market it as a second bedroom ?

If this is a leasehold flat you may need the consent of the freeholder (read your long lease), to consider Building Regs/ Fire Regs (see the Planning Portal), certainly room size. Beforehand not just when you wish to sell.
If you have high ceilings have you considered a bed platform?

We own the freehold.
Actually, we are also converting the cellar into a 2nd bedroom as well (which is massive).
The box room will be the 3rd bedroom. Which will be about 6m2 but big enough to get a single bed, desk and wardrobe. (I.e. a Kids bedroom or study)
Overall the flat size is 67m2.
So I'm wondering if it's possible to market it as a 3 bedroom once the work is done.
No planning permission is needed, and I don't think building regs is needed either as it's not affecting a fire escape route.0 -
