    How did you miss the trees when viewing?

    I did notice them and probably should have done the research before putting an offer in. Later I found out the area was in a conservation area and would have meant protracted bureaucracy to get through. With no guarantee we could get rid of them. All that plus other matters meant it wasn’t for us.

    Thanks for the comments. Nice to see some people understand my position and the current market situation. I’m seeing houses reduced everyday in my area. I also think people have lost touch with what exactly this amount of money means. If I had viewings on my house and someone offered within 10% of the marketed price I wouldn’t be offended. I wouldn’t necessarily take it but at least I know the benchmark and a price to work on. If someone offered me a lot less then I’d probably be unhappy with the estate agents. That’s what we pay them for. To weed out the time wasters. But that’s just me.
