Cost of buying all electric house versus one with gas

Hi
I'm looking at buying my rented house under the right to acquire scheme, the house next door sold privately for £100,000 recently. The main difference between the houses is that mine has never had gas fitted (doesn't even have a meter), it has storage heaters. The one that sold had gas central heating. I'm trying to get an idea as to the value of mine, would it be valued less due to having no gas?

depends on the buyer, they will offer what they feel it's worth, personally I would rather have gas as it's cheaper to run
the council will sell it at market value, no more , no less
have you thought about it fully these houses, you may be the leasehold and be fully responsible for all repair costs for your house?

OP - I think a house without gas should be cheaper, although I doubt the difference will seriously affect your decision as to whether to buy or now.
Just make sure you budget for ongoing repairs and maintenance, and check if the owner has any major works scheduled.
Gas is less than a quarter of the cost of electricity, so if you do buy you may want to have gas CH installed at some point. 4 years ago I was paying £120 for electricity in a two bedroomed flat with double glazing. I'm now paying £70 for gas and electricity for a four bedroomed house.0 -
Any hosue without gas central heating is automatically worth at least £2,000 less than one with it, probably closer to £4,000 depending on the size of the house/flat.

Thanks for your reply, I was aware that gas was cheaper but not by how much. For a number of years while renting I've asked for gas to be installed to no avail, and if buying it is certainly something I would look at.0 -
When I bought, I did not even view houses without gas heating, it would have been an immediate discount and not even worth viewing as although cheaper it would require the hassle of changing the heating system.0

It's not just being on electric - it's storage heaters. Hateful things.
Anyway why not just get a local independent heating engineer round to quote you for installing full GCH and a boiler. Get a quote for connecting to the mains gas too. Then if your properties are identical you can offer 100-quote for starters.0 -

Storage heaters and generally asbestos. Getting them removed will be a few hundred pounds. I bought a house which was all electric a few years back and ended up pushing them down the stairs as they weigh a ton.... that was before I realised they were asbestos.
Getting gas installed in a bit of a pain in the ..... Plenty of calls, depending on how far away you are from the nearest mains pipe (does not sound too far) it can also cost a bit in getting the pipes to your house. Where I was, the pipe was at the end of our garden so no real cost involved. We had to sign up with british gas as it was a nightmare with other providers and more expense. All in it probably cost us best part of a grand, that was before buying/installing the boiler and radiators.
