  • whichever way you do this (buying a percentage of the property, or a loan secured on the property), if you do it in a way that secures your parents' right to stay in their own home as long as they want to, it will not also be an attractive investment for you.


    you are talking about tying up £40k of your capital, for a long, unpredictable timespan, i.e. perhaps until both your parents have died. yes, you can ensure that you get some return of capital at that point. but what if it turns out that you might want to use this capital for some other purpose sooner?


    now, if £40k, is not much money to you, and you could happily not see this sum for a few decades, you may be happy to do this to help your parents. but don't do it on the basis that it will be an attractive investment.


    owning a percentage of a property will probably give you a positive return, but bear in mind you won't be getting any rent, only capital appreciation. property can be an attractive investment, but that's when it includes rent.
