Syncing sale & purchase

Hi all

Our apartment sale fell through a few months ago a day before completion, which broke our chain and we nearly lost the property we had an offer on. Thankfully we sold again (for 5K less) and managed to negotiate a 5k reduction on the same property we were wanting to buy, so everything is back on course hopefully.

Our buyer has no chain to speak of, theyre buying to let and have just received word from our estate agents that they've had the searches back, and they are wanting to complete within 2 week - 3 weeks latest.

Only issue is feels like our solicitors are dragging their heels more than a little. Despite this being the second time the property has been up for purchase, we don't feel like things are much further on at our end. We've had the survey done, mortgage approved and ready, but our solicitors only just managed to send the initial forms for us to fill last week (id checks etc) and have only just started the searches. Apparently this form was supposed to be completed when we first assigned them to solicit the property - we never received a copy that we have found. Searches from our council could at the moment apparently take up to 4 weeks. At the moment it looks like there is a 2 week+ gap between the completion dates, and our buyer really wants us out. Have spoken to the solicitors again today, and whilst they cant do anything about the searches they have said they will do all they can in the meantime.

At a push we could move to one of our parents but that would be moving twice within a fortnight, plus the extra cost involved in moving and time off work. I'm self employed and work from home so really need the move when it happens to be as quick as possible.

I've already asked our agents if possible could we simply pay rent to our buyer for a couple of weeks to compensate for the time difference. Has anyone been in a similar position and have any advice they could offer?

Glad we're getting close this time, but really wanted just the one move with it being so close!

    People often say this kind of stuff to hurry you along.

    It's unlikely that the buyer would walk away over a delay of a few extra weeks. They'd probably have to start from scratch with another property, which would take even longer.

    In your position, I'd just tell the EA that you've been chasing your solicitors and they've said they'll move everything forward as fast as they can.
