Hi All,
To put the case simply
Is there anything I can do against the landlord or agent ?

To put the case simply
- I’ve offered to rent a property – offer was accepted (1 month ago)
- Paid the holding deposit , Passed the referencing
- “I’ve confirmation from the agent for everything”
- I was due to move in this coming Friday (which was agreed with landlord)
- The contract should be signed Tuesday – (despite my attempts with the agent to get it signed before)
- Yesterday I was told by the agent that the landlord has rented the property via another agent and declined to sign the contract with me.
Is there anything I can do against the landlord or agent ?

What writing do you have from when the holding deposit was paid (receipt / contract for what it covered).
If nothing, then you can request the return of the holding deposit - that was paid in return for holding the property, if they don't hold the property, you get the holding deposit back. If they don't oblige, follow it up with a formal Letter Before Action giving them 10 days to return, before filing a Money Claim Online.
You likely can't get much of your damages e.g. moving costs back.. best focus your efforts on
* finding somewhere else
* negotiating with your current landlord to stay longer without the double rent they are entitled to after your notice expires
* rearranging your removals0
