Vendor delaying valuation - what can we do?

We had an offer accepted on the house we want to buy on July 15th, had our mortgage interview on the 19th and submitted our full application on the 25th July. The lender began trying to book a valuation on the 26th July, so nearly 3 weeks ago now, and the vendor is not willing to set a date. They have assured the estate agent they want to sell, but are now avoiding phone calls from the estate agent and the surveyor. Is there ever a legitimate reason not to let your buyer's mortgage valuation take place, other than having cold feet about the sale? We have chased the estate agent daily for more than a week now (we were originally told the valuation was taking place on the 7th but it had never even been booked) and I'm sure he's as irritated as I am. We are starting to look on Rightmove again and thinking we might need to hedge our bets by looking at other properties. I had hoped we'd be moved by October but I think that's looking like a distant dream :(

Can anyone give any advice on what we should do next? Threaten to pull out to see if it spurs them into action? It's the lack of transparency that is the frustration - if they need to delay I'd rather just know why so we can take a sensible decision about what to do. Any words of wisdom would be very much appreciated!

    Possibly they want to do some work to cover something up the surveyor might spot.

    You're doing the right thing looking on Rightmove. I'd also instruct my solicitor to do no further work pending the the valuation.

    Sadly it seems these 'vendors' are wasting your time. Keep it up on rightmove and try and book a viewing or 2 to keep your spirits up.
    I would give them 48 hours to agree a valuation date (to be within the following 10 days) and tell them otherwise you will pull out.

    Do you have a complete chain? Have your vendors found a property to buy?
  • We currently rent, the vendors have an offer accepted on the property they want, no idea what's going on above that as I can't get any communication from anyone!

    I too would be very concerned with this. As above I'd give a few days maximum to have it done or pull out.
    There has to be a reason why they aren't allowing it. More than likely cold feet.

    You should not have incurred any expenses before you know a completed chain is in place.

    They aren't on holiday, the husband was ill last week and the wife had her 50th birthday, but they don't seem like good excuses for dodging calls and not booking the valuation. I think you are right, 48 hours or we'll pull out. How disappointing :(
