Local searches - time taken, is my conveyancer lying?!
R&C
My conveyancer told us he requested all the searches for our house purchase on July 13th. At the time he said they are currently taking about 1-2 weeks to come back in our area.
We make weekly phone calls just to check where we are. He was on holiday last week so we hadn't spoken to him for a couple of weeks but rang him yesterday for an update. The local search is still yet to come back.
My local authority website says this:
The Local Land Charges Service aims to give a prompt and effective service, responding to most requests within the timescale shown below:
We aim to:
Complete a Non Standard Local Authority Search within 3 working days
Complete a Standard Local Authority Search within 3 working days
Now, I'm sure it's possible for the website to be out of date, but I'm wondering if there is ever a reason for a conveyancer to bend the truth? Perhaps so we're not trying to rush him from here or something?! We've told him we'd really like to exchange before August 25th as we then go on holiday. With a completion date 3 weeks later. He's told us we might be pushing it, but it's not impossible if the searches come back soon.

Which searches have come back, and which searches is he waiting for?
And are you sure he is not also referring to Enquiries? He may be waiting for these to come back from the vendor.0 -
You're lucky if it is only a 3 day turnaround.
Our LA states 6 weeks and I still had to chase up.
It was only put to the top of the pile because it was holding up the whole chain. Only one person deals with the searches in our LA so if she is on holiday nothing gets done. Ridiculous.
Ageing is a privilege not everyone gets.0 -
"Aim" does not equal "will".If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

We're in the process of buying our first house and our solicitors have been excellent. However, we received the results of the searches and an environmental report in the solicitors final written report to us. The final report was at around 8 weeks in, it was only around a week before that that the solicitor discussed with us the restricted covenant on the property... since she's been excellent throughout, I'm inclined to believe it's either a lengthy process or something that's only started some time during the process.
Hope this helps
