Renting Advice Needed

I am renting with my brother at the moment and we are joint tenants. He was already a single tenant on the property and I was added when I moved in.
The tenancy runs until next April but can be brought to a termination at the six months mark (October) if I want to move out I have been told.
My brother is a nightmare to live with and I really am thinking of moving out ASAP.
I don't want to give up the tenancy I'm in now and make myself homeless unless I know for sure that I will be accepted for credit checks on a new tenancy as I was added to this tenancy without checks as my brother was already here. I'm currently employed on a zero hours contract but earn 25K per year. I have very little credit history but not a bad one.
My questions are..... Can agency checks be done without going for a specific property and do I earn enough for a tenancy of about £800 per month?
If this can be done, how do I go about doing this?
All help and advice greatly appreciated.

    Was a Deed of Assignmnt executed, with witnesses, to add your name to the existing tenancy? What were the start/end dates of that tenancy?

    Or was that tenancy ended by mutual consent, and a new one created with both your names? If so, start and end dates?

    So a Break Clause. Please quote the exact words.

    You could do one yourself, to give you an idea, but any future LL/agent will re-do the checks and may use different criteria

    Your issue will be the zero hours contract. Some ll/agents will not accept this as it is too uncertain/unreliable an income.

    Before going any further, please quite the EXACT wording (no names or address) of clauses permitting break at October..

    As regards checks, it is entirely up to landlord/agency what if any checks are done when: I took on my best ever tenants when a neighbour said "Mr Artful they very nice people" - and there were no realistic checks to run...

    Normal rule is monthly rentx30 must be less than annual income (yours is..) see...
