Terrible marketing photos: Should I tell my landlord?

    You clearly have no obligation to get involved. As others have said, it's not your business, does not affect you, and any sensible landlord would check for himself.

    However on a purely human level, you might want to mention it. It depends entirely on your personal relationship with your landlord.

    If it's of a friendly nature (tea and cakes when he visits for inspections/repairs? Exchange of xmas gifts?) then why not mention it in a friendly helpful way when discussing, say, arrangements to return the keys or bookings for viewings etc?

    OP - be nice, mention it to your landlord.

    Any normal person would look at their ad themselves.

    I had a property to rent recently .The photos where not the best but I knew it wouldnt make any difference in getting a tenant .
    I did read the ad and advised the agent of changes .

    As it's a fully managed let chances are it's the agent who will say how much if any of your deposit is to be withheld for picky things. So I'd be focused on keeping the agent on side. If after you have left and the deposit returned the property isn't let then you could mention it to the landlord then.

    When I was renting a fully managed property I had no contact with my landlord at all so focused on building a reasonable relationship with the agent. It was them who guided the landlord so telling him his agent's failings wasn't going to help.
  • If you are on friendly terms with the landlord there would be no harm in mentioning it to them.

    Thought it would be a bit weird or condescending tbh when he's the one instructing and paying the EA and approving the details before they went online. Of course he would've seen the pics.

    I like to think of myself as a nice helpful polite person. If I had my house on the market and a neighbour, friend, tenant or anyone said they'd looked it up online and thought the photos were a bit crap, I'd feel a bit awkward lol!

  • I've seen a fair few listings on RM and Zoopla where the photos look really really bad, blury, dark and dingy, like the person doing them was in such a rush they weren't even bothered what they look like. I just never understand how LLs never check the ads thoroughly with the LA or just have a slap-dash attitude.
    If I was trying to get potential tenants through the door I would at least make it look welcoming.
    But as some say above, if someone is in desperate need of a house, they may not be bothered about how it's presented in online photos.
    Me personally, if a rental house didn't look inviting online, I'd stay clear!
    Up to you how you go about this, but be prepared for them to knock it back in your face. On the other hand, LL may welcome your input if he needs a tenant in quick after your departure.

    The flat isn't fully managed, he only uses the agent for tenant finding so we actually have a really good relationship with the landlord and he's the kinda guy who would just let the agent get on with it.

    They came and took photos at 6pm on Thursday and they were online on Friday morning so I just thought he'd not have had a chance to approve them - I'm possibly wrong mind you.

    I'll leave it for now but if we're not getting viewings I'll possibly say to him.

    And the 'being nosey' comment was somewhat flippant. If there's pictures of my house online of course I'm going to check them!

    I'd mention it to him as you are on good terms with him. Can't do any harm and it's the decent thing to do. We all need a bit of karma at times.
