Online (or otherwise) Conveyancing recommendations please

Hello,

Does anyone have any conveyancing recommendations?

Last time we went with an online company and had no complaints only now they've closed down so we can't go back with them.

We do need to be careful with our money but we don't want to scrape the bottom of the barrel either - so we're looking for someone who can offer us value for money but probably isn't a high street solicitor firm.

Any recommendations ?

"Value for money" may be much more than the price paid for the service.

Many property transactions are straightforward. For those which aren't, on-line services might cost people dear in the end.

I know that if we'd not been able to sit down with our solicitor and thrash-out the problems with the title docs that we'd uncovered between us, we'd have bought our current property with the flaws that existed therein, just like our vendors did, plus the ones they'd created.

Instead, we had the vendors and the neighbours fix their flawed documentation at their expense; something which has since given me great satisfaction, as the latter are prize @rses.

Of course, the difficulty is finding an accessible and pro-active solicitor. I wouldn't argue that it's easy, and in that sense we were lucky, although we went for someone experienced in our type of rural property.

I guess you need to consider the pros and cons of online 'conveyor belt' conveyancers.

They are probably fine with standard transactions - but they are not geared up for dealing with unusual problems. (If nothing else, their pricing model doesn't allow them to spend extra time on problem transactions.)

Conversely, I think that 'traditional' solicitors allow for the occasional 'problem transaction' in their pricing model. So you are more likely to get advice on how to proceed etc.

So people who have had straightforward transactions probably think online conveyancers are great.

People who have had problem transactions may have ended up aborting a purchase - which a 'traditional' solicitor might have been able to navigate them through.

    So it's hard to predict.
