Renting: No Check Out report?

Hi,
we are ending our tenancy and will move out on this Thu, tenancy ends Saturday. I asked the letting agency when to do the check out, and they told us that the landlord didn't book anything with them, so they won't do one. They said maybe the landlord wants to do it himself.
However, recently the landlord was neglecting the property quite a bit (he moved away, so is not local anymore; probably has just other stuff on his mind), and to be honest, I don't think he will personally come here to do a check-out. I presume if he plans to do so, he should give us at least 1-2 days notice when exactly to do it (e.g. the time of the day).
Thus, we may move out on Sat without any recorded check-out. I was just wondering whether this is a good thing or a bad thing? Of course we'll leave the property cleaned and in a good state, but is there a potential risk that landlord/agency later on comes to us and claims e.g. damage to something (we didn't break anything or alike, at least not to our knowledge; but you sometimes read horrorstories in this forum :-) )?
Or would the missing check out actually be "good" for us in the sense that they can't come with anything then, because we always could claim that this must have happened after we handed over the keys?
If the former, I'd try to insist on a proper check out, if the latter I'd just let it go its own way (I have enough on my mind, we move into our new house (first time buyers) which is not really ready yet to move in...)

If you've got a phone with a camera take a few pictures recording the state of the place once you've emptied the property of all of your stuff. Shouldn't take you much more than 15 minutes.:footie:

Does your tenancy agreement state there will be a checkout inspection or state any fees for it??
However, as suggested, take loads of photos ideally with a witness than if any arguments over deposit dispute it through the scheme.0 -
So if you live in a house with a garden then cut the grass and weed the borders.
Take lots of date stamped photos with a good quality phone camera or digital camera.
Do not leave any rubbish and replace any blown bulbs.
Did the letting agents do a check in report ?
Fair wear and tear is OK but damage is not !0 -

No, I think there was no check-in report. Before us, the landlord himself lived in the property. It was actually quite dirty at places... (old grease splattered over the kitchen wall, we actually repainted it (after getting consent from landlord)).0 -
Just take pictures (with a front page newspaper in if required)0
