Opinions please. 16 months on market

Our house has been on the market for 16 months. Our first buyer pulled out of the sale this morning and we are perhaps getting 1 viewing a week. We have instructed a new estate agent in March and I am very happy with the way they are managing it.

It is next to a working mens club though and nearly 95% of the feedback is that people are not happy about the club being so close.

Anything I can add to encourage more viewings?

    How much have you dropped the price by in those 16 months?

    What are other 3 bed semis going for in your area?

    Next door sold for 113K 3 months ago.

    We put in the kitchen and bathroom when we purchased it 8 years ago. It was first put on the market for 105k.

    The price is low for the area, but we would like a speedy sale (hahaha) x

    I can understand their hesitation. It's not the working men members that would be the potential problem, but the mates of the 18-21 year olds that turned up for their parties when it was rented out.... all puking over the hedge and hollering, car doors banging ... one of them (only half cut) laughing out loud "HA HA SEE THIS SIGN? SAYS BE QUIET WHEN YOU LEAVE, RESIDENTIAL AREA ..... WAAAAAKEEEYYYY WAAAAAKKEEEEEY NEIGHBOURS"

    The bedroom pics are slightly cluttered but that's not really a big enough deal to put people off. It looks nice enough so IMO it's got to be down to the price.....

    haha, yes i see your point.

    But it is a relatively quiet club which is having some financial issues. Potential buyers dont see that though unfortunately.

    I feel like I'm going to be here forever. :(

    The house looks nice and in very good order, and the pictures are good.

    I'm sorry to say that it must then be down to the working mens club next door. Unfortunately in my view there is nothing you can do about this apart from continuing to discount the price unless someone finds it attractive enough to overcome this drawback.

    There is no floorplan and some of the photos are dark and don't actual show the rooms to their best advantage. I wonder if pricing so low compared to the other house's sale price flags that there is an issue of some sort?

    You should get the EA to add a floor plan to the listing. I pretty much dismiss a property if there isn't a floor plan available. That could be contributing to your low number of viewings.

    Is it the club that's behind the breeze block wall? I'm sorry but it's an eyesore.

    Depending on how close the club is I can't see it having that dramatic an effect on one particular home.

    A floor plan, brighter photos (perhaps edited), less clutter (e.g. no bottles in bathroom).

    But the big issue is the club next door - it will reduce the number of potential buyers and hence likely affect the final price.
