What Are Our Options?

We are currently selling our house and have a buyer and we have put an offer on another house
All was going well until it was discovered by our solicitor thst the LR plan did not match our drive its transpires that a small slither of our drive and neighbours druve is actuall registered to a house developer . When we bought this house nearly 12yrs ago there was an issue with the drive and our solicitor then (now no longer in practise) told us ut was all sorted we still have the letter which we showed to our present solicitor he said its the wrong map as he ha attached an OS map and that the soilcitor could have been sued had he and the practise still been operating
So what are our options?
Weve heard about indemnity insurance but not sure if this can be used in this case as the land is registered
Adverse possession ? Maybe?
Any advise would be greatly appreciated w

    I *think* you can claim adverse possession after 12 years but I may be wrong. However you said you've lived there for "nearly" 12 years.
    Is the house developer still in business? It's little use to him but he may let you and your neighbour buy it for a nominal fee.

    Yes the developer us still building solicitor did say he was thinking of sending them a letter bit worried that if he says no where that would leave us ..??
    Will be speaking with solicitof in Tuesday .

    Ah, when we had problems our neighbours land was unregistered so perhaps that's why it was 12 years. Sorry! :o

    More likely a simple c0ck-up rather than ransom involved.

    Well thats my worry I have read about ramsom strips of land
    But if we want to sell up and move hence why I posted on here to see if others have had similar issues

    My solicitor has been in touch with LR and the strip has a number which is registered to this building developer .....Hopefully can be sorted (fingers crossed) The drive has been like this (unchalleged) for 20+ yrs

    Does the buyer, or their solicitor, have an issue with it?

    If not, then I fail to see what the problem is. They are purchasing exactly what you purchased, and their solicitor should make them fully aware of what the LR plan relates to.

    If they do pull out, then I see no reason why you cannot find another buyer.

    Can you post an image of the LR map? Does the developer's registration include a right of way for you and your neighbour?
