Buy to let - mortgage best buy?

Hi there,

Me and my partner are looking to change the mortgage on our rented property. A few things to mention:
  • It's currently just in his name. He is potentially going to be made redundant but hasn't yet had this confirmed.
  • The current product is a C&G fixed rate 2 yr deal at about 4.6% with a consent to let.
  • We are not planning to move back in at any point.
  • The reason the rate was so high and its not on buy to let already is that we did not have the required 75% LTV. We now have 25 % equity so meet the Buy to Let criteria.
3 questions:

  1. How does a lender assess the value of a buy to let property? is it just via zoopla or other or do they do something more official?
  2. Would we be more likely to be offered better rates if we change to a joint buy to let?
  3. I'm looking for a tool like the MSE mortgage best buy to search and compare the best buy to let deals - does one exist?
Any advice appreciated.

    1. Its unlikely to have an affect one way or the other.

    2. I can not really help with that, the software we used is paid for and desktop based.
