Ending Periodic Tenancy

Hi,

I am looking for some advice on ending a periodic tenancy as I am moving into a new flat in a few weeks.

I was originally on fixed term tenancy agreement which then turned into a period tenancy and has been that way for over a year. I have now found a new flat to rent and want to give notice to my landlord in the correct way.

I pay my rent on the 1st of every month and will be leaving the property on approx. 11th April - how will this work in terms of rent payments? Do I just pay for the days I have left in the period or will I have to pay for the full month of April?

    You can ask the LL if s/he will agree to an early surrender but they are not obliged; otherwise you pay until the end of April.

    What date did your tenancy start on?
  • My tenancy started around the 23 or 24th of August 2013 - would need to check to make sure 100% but I am sure it did not start on the 1st of the month xx

    If your tenancy started 23rd August then your tenancy periods go from 23rd to 22nd of the month. If your tenancy started 24th August then your tenancy periods go from 24th to 23rd. It's the tenancy period you need to align your notice with not the date your rent is paid.
