Gas and Electric Safetey checks prior to exchange

Hi all,
My homebuyers report suggested that it was important to get a gas and electrical safety check done prior to exchange. The property i am purchasing (residential) is less than 20 yrs old and in good condition.
Is this a standard observation/request made by the surveyor, do most people do this?
The conveyancer will not advise indicating it is not a legal requirement but has suggested that i get the boiler checked (installed 2015).
Any advice for a FTB would be welcome

It makes good sense to have both systems checked by someone you employ before exchange regardless of the house being only 20 years old, nothing like some good peace of mind
Has your solicitor seen the relevant documentation relating to the installation of the boiler?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

No, I have requested that my solicitor obtain the installation certificate and any warranty that may still be in place.0 -
Absolutely standard to cover their backside as they are unlikely to be either gassafe or electrician qualified.0
