Has Solicitor made mistake on LBTT cost (Scotland)

Hello all, new member ect..

Had an offer accepted on a house last week, and have just received my solicitors letter about them acting on my behalf.

The property was valued at 230k, went to a closing date, I offered 237k to secure it, which was accepted.

Solicitors letter has fee at £495+ VAT, and £540 registration, which is about right.

It also has 'Land Tax' cost as £3,260. :huh:

Surely this is not correct for my property price, or am I missing something? By my calculations and using land tax calculator it should be around £1800 ish.


Any advice appreciated, can't contact them till Monday. :)

    Looks like a mistake, that tax would be due on a price of about £273k so maybe swapped digits on the £237 when they were working it out (£273,200 exactly).
  • Excellent, appreciate the reply. Thought something wasn't right, and I see what you mean about the numbers round the wrong way.

    Doesn't give me much confidence in my new solicitor! Appreciate these things happen though.. :)
