selling a large house with 0.63 acre of land

hello,my Wife and I are new members and are looking to pick your knowledgeable brains....we wish to downsize and be mortgage free.We own a house with attached granny flat in 0.63 of an acre of land.how would you approach a builder with a view to selling,either lock,stock and barrel or part ex.....grateful for any advice...regards,Emptynester1958...

Either:
approach an estate agent, ask for a valuation and put it on the market
Contact an auctioneer and ask their opinion
Are you purchasing a new build? You wouldnt get part ex if your property was worth more than the one you want to buy!£2 Savers Club #156!

Why would you approach a builder? Best bet is to get an estate agent to value the property- get three, don't just go with the highest. Then chat with them about their fees and get the one you like best to market it for you.0

For a site with development potential you might be better to speak to some of the commercial agents - possibly beyond the usual capabilities of the average High Street agents.0

Look on Rightmove and see which 3 agents are selling houses "just like yours, similar, same sort of size, with land" within, say, 10 miles ... and give them a tinkle to come round for a chat about what's best to do.
Just don't get all excited and sign up with any of them.
Then you'll know what you could do ... what might be best .... and can have a discussion between yourselves, before deciding which agent filled you with the most confidence - and get them to sell it for you.0 -
Have you mentioned a builder because you wish to sell the whole plot for development purposes? Is there any planning permission in place already? Is it an area zoned for development? If the answer to either/both is yes then I'd suggest that a specialist land agent may be your best bet.0
