Contents Insurance for single room in property gaurdianship arrangement?

Hi- a friend of mine became homeless 5 months ago due to a breakdown in his relationship. Out of desperation he has moved into a gaurdianship arrangement at a large property. Its not ideal as the property is in a terrible state of repair and despite promises all sorts of work was going to be completed, it has not happened e.g. no heating or hot water and only one bath which runs off a hot water boiler shared between 20+ rooms......however, he cannot afford "normal" rents in the local area so for now is stuck. He knows he has very little legal rights as a gaurdian although he didnt know this until he moved in so beware anyone that is considering this as an option......so my question is, does anyone know of any insurance companies that offer content insurance for room only? His room does have locks on the window and door but he is nervous about leaving his personal belongings as he has laptops and musical items (he's a self employed musician hence unable to afford high rents). Anyone else in this situation or know of anyone similar?
