Retail Park - Metrics & Averages?

I was discussing with a friend whose boss is mulling a move to a small/medium retail park in a 20k sq/ft building for his clothing business.
I have a bit of history in retail, but not on a large scale out of town parks. We were discussing potential costs and expectations, here are some metrics we came back with from previous KPIs in our history and a bit of Googling:
Estimated turnover per square foot: £200
Estimated turnover: £4m (20k x £200)
Staff members required : 35 (Turnover * 15% staff costs) £600k in total
Business rates: £120k per year (40% of rent/rateable value)
Rent estimate: £300k per year
Cost price of stock to fill store: £2m (based on 2x stock turnover per year also 30p in the turnover £ is average stock holding on accounts ive seen)
Any thoughts on these and experiences with out of town retail parks both working and operating?
